Renovating an existing building is a different discipline from building new. The structure is already there, often with hidden condition, and the work has to respect what stays while replacing what no longer serves. TAKAWA renovates buildings across Chiang Mai and Northern Thailand, and we always start by understanding the structure before we plan anything else. As a design-and-build company since 2008, we can both design and carry out the renovation.

Structural assessment first

We assess the existing structure before committing to a plan. This tells us what is safe to keep, what needs reinforcing and what must be replaced — and it shapes a realistic budget and schedule. Skipping this step is how renovations run over: hidden problems surface later, when they are far more expensive to fix. Starting with the structure keeps the project on solid ground, literally and financially.

Our own workforce and machinery let us handle structural work that many decorators-turned- renovators cannot. We cost the job from a BOQ, build in a sensible contingency for the unknowns that come with older buildings, and track every variation through our ERP system. Why do you start with a structural assessment?
Because an existing building hides its condition. Before we plan finishes or layout changes, we assess the structure so we know what is safe to keep, what needs strengthening and what has to be replaced. This avoids costly surprises mid-project.
Can you change the layout or add floors?
Often yes, but it depends on the existing structure and foundations. The assessment tells us what the building can take. We will be straightforward about what is feasible and what would require major structural work.
How do you handle unknowns in an old building?
We plan for them. Renovation budgets need a sensible contingency for conditions you cannot see until work opens up. We cost from a BOQ, track spend through our ERP, and agree any variation with you before proceeding.
Do you renovate while the building stays partly in use?
Where it is safe and practical, yes. We can phase the work and manage the site so disruption to occupied areas is kept to a minimum.
